2001 RENOVATION

WATER PUMPING SYSTEM

When we bought the house, recognizing that St. Lazare has a high water table, we undertook an elaborate redesign of the water pumping system to insure that water never entered the house. All work conducted with engineering counsel.

  • 2 new sump pits were excavated, redesigned and rebuilt
  • New sump pumps in both pits
  • 200 ft pipe installed underground leading from house to the roadside ditch through which water is pumped, including a 200 ft heated cable in the pipe to insure water never freezes and is evacuated properly to the road
  • Back up pump in main pit activated by water pressure to insure water is evacuated in case of power outage
  • Backup batteries for each pit

LANDSCAPING

  • 25 blue spruce trees planted throughout the property, now up to 15 feet high
  • 200 feet of cedar hedge planted for privacy from road, now 10 feet high
  • Driveway paved new in 2004, resealed in 2006
  • The property has underground wiring for exterior lighting throughout
  • We drilled a 250 foot deep water well with high pressure pump in 2004, and installed irrigation on every inch of the property. The property has grandfathered watering rights, unlimited with no restrictions.
